Requests to the ACC for Changes to Your Home or Property
The Architectural Control Committee (ACC), as established by our neighborhood’s Covenants, Conditions, and Restrictions (CC&Rs), is responsible for preserving the quality, visual harmony, and overall appeal of our community. The goal is to maintain and enhance property values through consistent architectural standards.
Per Section 5.3 of the CC&Rs, all exterior modifications to your property must be approved in advance by the ACC. This includes (but is not limited to) installing or replacing a fence, painting the exterior of your house, constructing additions, sheds or outbuildings, re-shingling your roof, or even significant landscaping changes.
To request approval, please download and complete the fillable "Request for Home Improvement Approval Form" and submit it along with any supporting documents to the ACC by mail or, preferably, by email to FountainRidgeACC@gmail.com. Routine changes, such as new roof shingles or a fence, can typically be approved by email within 2 days.
Important: Do not begin work until written approval is received. Work done without prior ACC approval may be subject to removal or modification at the homeowner's expense. By obtaining ACC approval, you help maintain the neighborhood’s aesthetic appeal and ensure that your improvement complies with community standards.

What is a Resale Certificate?
A Resale Certificate is a legal document typically requested by a title company when a property within the boundaries of a Homeowners Association (HOA) is being sold. It is prepared by the HOA and provided to the buyer prior to or at closing of the house sale. The certificate includes important information such as:
The HOA’s annual dues or assessments
Any outstanding balances owed to the HOA by the seller
The HOA’s current budget and balance sheet
Proof of the HOA's insurance coverage on the association and its common areas
Pending ligitation involving the HOA that could affect the property or the buyer
A statement that the HOA’s restrictions allow foreclosure of the association’s lien on the property for failure to pay assessments
The HOA has not inspected the property and may have no actual knowledge of any violations of applicable restrictions, bylaws, or rules
The HOA’s bylaws and Articles of Incorporation
The neighborhood’s deed restrictions, which all homeowners are required to follow.
Fee for Resale Certificate is $75.
The cost for a Resale Certificate is $75, which includes a Homeowner’s Statement of Account. This fee is typically collected by the title company at closing. Payment should be made by check to:

How to Request a Resale Certificate
To request a Resale Certificate, please email the HOA at FountainRidgeResale@gmail.com. Include the following information in your email:
Property address
Your relationship to the property owner
Names of the current owners
Names of the new buyers
The email address where the documents should be sent

Background:
Fountain Ridge Homeowners Association was chartered on September 16, 1996 and is the HOA for both Fountain Ridge Phase 1 & Phase 2, which together encompass 155 homes within 40 acres. We are a Federal income tax-exempt, non-profit 501(c)(4) organization.
Fountain Ridge provides a balance of natural and modern living. It is a quiet walkable community well connected by Hedgcoxe, Independence and Legacy drives. The Davis library, a fountain, a pond, a gazebo, a children's playground, Mathews Elementary School, and Prairie Meadow Park are all walkable from the community.
Stonebriar Mall, many restaurants that cater to variety of tastes, various domestic and ethnic grocery stores, Dr. Pepper Ballpark - Frisco Roughriders, The Shops At Legacy, and DART train station are all located within a 10-15 minute drive. Central Expressway (US 75), Sam Rayburn Tollway (SRT-Hwy 121), and the Dallas North Tollway provide access to both DFW Airport, Love Field Airport and downtown Dallas in about 25 minutes.
